A DIY complex being proposed for Darley Dale could set a precedent for development on green field sites, the town's mayor fears.
The planned 2,787 square metre store at the DFS site would have an adjacent garden centre, space for 111 cars and a new access road.

Cllr John Evans said it was likely the town council would oppose the outline application.

He added: "It is cont
rary to our policy of building on green field sites and any development between Matlock and Darley Dale.

"What developers want to do is start a domino effect between here and Matlock. As soon as one is allowed it will be difficult to stop others."

In the document submitted to planners the applicant, DFS Furniture Ltd, has stated the store would not have an adverse impact on local retailers and the layout of the site would improve road safety while providing an attractive landscaped setting for development.

The applicants submitted a previous plan which was refused on highway safety grounds. A new access point is now proposed in a bid to overcome concerns from the Highways Agency.

A district council spokesperson said there was a council policy of protecting open space between Matlock and Darley Dale but there were some exceptions.

He added some of the site did fall into protected open space.

The application is set to be discussed by the town council before being decided by Derbyshire Dales District Council.

No-one from DFS was available to comment.
